Time Out Market is seeking a Commercial Manager to continue to drive and enhance the commerciality and quality of our curation, building relationships with our EMEA and APAC vendors, and help deliver sponsorship and partnership opportunities to benefit our regional and global portfolio.
The Commercial Manager will report into the Time Out Market CEO and will be accountable for supporting TOM growth with appropriate commercial deals that benefit the Time Out Market portfolio. They will also support to secure local/regional and global sponsorships and partnerships by proactively identifying brand opportunities and synergies to develop consistent revenue streams for the group.
This role plays an important part in maintaining close communication and relationships with the Time Out Media centralised and local teams to ensure close alignment and synergies across media and markets from both a Food & Drink, and strategic partnerships lens.
The Commercial Manager will work alongside all TOM stakeholders and be comfortable working with the CEO , General Managers, Media, Legal and Finance teams.

Maintain and drive the existing commercial strategy for curation/operation at TOM
Review, improve and implement all concessions/ vendors/ partners/ 3rd party head of terms and contracts. Identify exclusivities and revenue opportunities for existing markets and upcoming openings.
Work with the Food Editor/General Manager/CEO to establish the dream team tenant list for new markets following existing commercial KPIs to optimise the revenue/sq.
Negotiate all initial concession agreements with new vendors in a timely manner
Work with local teams to understand their timelines and aspirations for future curation changes in order to be prepared with curation suggestions, pitching and negotiating
Work with the Vendors and the General Managers for final menu selection, pricing strategy, and ongoing changes requests guided by KPIs and existing learnings of sales mix and menu engineering.
Support in the definition of commercial analysis for any new business models
Represent the company externally (networking events, conferences, exhibitions.) and optimise all business development opportunities
Maintain an awareness of external factors (including competitors, Government business initiatives, current and proposed legislation in relation to commercial activities) which could impact the business
Communicate in a timely manner with all internal and external stakeholders to achieve collective business objectives and priorities.
Work closely with international teams (GMs and VPs) to exchange best practice and consistency across all markets related to Revenue and property management.
Collate and analyse business data pertaining to all commercial activities
Ensure that all commercial activities meet or improve on budgeted KPI’s
Prepare sponsorship proposals, pitches and quotations and identify new sponsorship opportunities.
Develop a comprehensive sponsorship strategy aligned with Markets objectives and synergies.
Identify commercial strength in potential sponsors to ensure execution and consistency of deliverables
Analyse the strategy performance on a regular basis to maintain brand image and consistently improve commercials.
Proactive sponsorship acquisition including initial contact, presentation and negotiation with potential sponsors.
Key account management of existing Global sponsors/partners.
Collaborate with Government institutions and local/global agencies to support existing or new markets.
Create, initiate and support new Time Out Market concepts or projects with sponsorships.
Ensure ongoing alignment with Time Out Media in each city where we are present, to enable each side of our business to leverage opportunities for partnerships/sponsorships, and to support our ongoing curation efforts guided by existing KPIs and concessions performance.
Skills & Experience
Experience in commercial hospitality or real estate is essential
Track record of success growing a hospitality business
Ability to lead by example in a fast-paced environment with a hands-on approach and the entrepreneurial skill to move with ease between the strategic and the tactical
Experience in negotiating and managing legal contracts with third party suppliers within the hospitality arena
A passion for all things food, drink and venues
Understands commercial revenue streams within the hospitality industry and how to increase profitability in a creative way through sponsorships, curation, contract negotiations etc.
Financial accumen is a must
